Job Title: Senior Conveyancer / Conveyancing Solicitor
Reports to: Conveyancing Manager Service Area: VLS

Role Purpose:
To be responsible for managing a caseload of complex conveyancing cases to agreed operational standards. To manage the transactions pro-actively through to exchange and completion while delivering strong client service and developing established relationship with work providers. To contribute towards the successful development of the department in line with the business plan. This will include but not be limited to the main responsibilities given below.

Key Responsibilities:
• To undertake the conveyancing work on freehold and leasehold, sale and purchase files including complex areas including new build/help to buy/defective titles/shared ownership
• To carry out the conveyancing work on a purchase file to ensure that good and marketable legal title is obtained on behalf of the client and adherence with the CML handbook and CQS protocol .
• To carry out the conveyancing work on a sale file in adherence with the CML handbook and CQS protocol
• Daily adherence with Proclaim tasks with the support of a conveyancing assistant to ensure pro-active management of cases
• Effective delegation of administrative tasks to a conveyancing assistant under supervision
• Effective management of emails, telephone calls to meet work SM and work provider SLAs
• Responsibility for delivering strong client service through effective communication with clients and pro-active management of cases
• Financial control with particular regard to accurate preparation of completion statements and bills and effective collection of monies on account
• Ensure the confidentiality and security of all firm and client documentation and information
• Maintain good professional working relationships with external institutions and organisations
• To adhere to and to promote compliance with the SRA Handbook; to the firm’s policies, practices and procedures as set down in the firm’s Office Manual; to legislation applicable to the profession and to any relevant quality standards
• Through training and other means, to keep fully up to date with relevant legislation and practice
• Promote and participate in marketing activities whether on a firm wide, departmental or office basis
• Demonstrate operational discipline through effective management of billing of fees and additional fees, disbursements, Pro-claim tasks, file closure/abeyance procedures
• Deal with high value cases
• Deal with unregistered title, leasehold, shared ownership, help to buy sales and purchases
• Deal with title defects, complex requisitions and conveyancing on probate, family and court of protection cases]

Experience / Knowledge / Qualifications
• Qualified solicitor or equivalent ie ILEX/Licensed Conveyancer or non-qualified fee-earner with strong background in Residential conveyancing
• Experience of working directly with case management systems and working in a team environment
• Keyboard accuracy with working knowledge of Microsoft Word, Excel and Outlook. Preferably case management Software experience
• Excellent verbal, written, communication and interpersonal skills
• Experience of working with Estate agent groups and/or panel managers
• Confident and approachable manner
• Efficient, organised and ability to use own initiative
• Target orientated
• Problem solving skills
