Croudace Homes Group is an award winning, established family-owned, 5 star house builder constructing skilfully designed homes in the South East.

We have an exciting opportunity for a  Conveyancer to deal with plot sales within the Legal Department.  The Legal Department deals with all conveyancing aspects of the housebuilding process from initial acquisition of sites through to sale of completed plots.  As a plot sale conveyancer, you would be an integral part of the business, having dealings with all other departments within the Company.  You will be based at our head office in Caterham and have responsibility for your own caseload. 

KEY TASKS

  • Collate and upload documents (and updates where necessary) provided by the Solicitor dealing with a Site so that the Legal Pack for purchasers’ solicitors is available electronically 

  • Receive reservation forms and prepare contract and plan for despatch to purchasers’ solicitors.

  • Prepare Disclosure of Incentives forms.

  • Manage plot files and deal with correspondence and enquiries (seeking assistance from other members of the department, including Solicitors and Group Head of Legal where appropriate, and taking instructions from the Company’s Sales Department).

  • Deal with matters ancillary to plot sales including garage leases (and their registration at the Land Registry), deeds of covenant and certificates in respect of Land Registry restrictions. 

  • Deal with additional documents and ancillary procedures in connection with Government schemes such as Help to Buy.

  • Obtain Form DS3s from the company’s lenders in respect of the release of the lender’s charge on individual plots.

  • Handle exchange of contracts.

  • Prepare completion statements, ensure monies are received and that documents are correctly executed, release keys.

  • Input data onto internal Sales and Marketing system (and onto Homes England IMS system for Help to Buy properties).

  • After completion of sales, maintain appropriate records.

  • Assist as required with:- 

11.1 the “setting up” of sites for plot sales by e.g. identification of plots on plans and highlighting rights of way and collating site documents for new phases of a development where sales have already taken place on previous phases.

11.2 conveyancing relating to Company’s part-exchange scheme

11.3 searches and historic enquiries raised by third parties.

Knowledge & Experience

  • Substantial work experience within either the property department of a private law firm or the legal department of a residential house builder.

  • Sound knowledge of the legal, administrative and financial matters involved in a property transaction

  • Property Law qualification (Licensed Conveyancer, ILEX or similar) desirable but not essential.

The ideal candidate will have experience of plot sales or residential conveyancing and be able to deal with your own administration and typing.  Strong attention to detail and good communication skills are essential. “
