NQ- 1PQE - Solicitor (2413) –Property Finance
All applicants should possess not only solid residential conveyancing experience demonstrating knowledge of leasehold and freehold titles but have worked for 2+ years within the property finance sector. They will be capable of providing technical assistance a very busy and expanding property finance department. The successful candidate will be dealing with receipt of new instructions and working on those through pre and post completion taking responsibility for cases supported by administrators and paralegals.

Duties will include:
Using a Visualfiles case management system supported by word and excel
Receiving instructions from the firms lender clients for both first and second charge mortgages for refinance and purchase transactions
Issuing security documentation such as mortgages, debentures and personal guarantees
Raising enquiries and reviewing replies as part of general file progression;
Reviewing title deeds and identifying onerous restrictions, entries and search results that may prejudice the lenders’ security;
Proactively following up with 3rd party solicitors
Working on files when due for completion; i.e drafting report on titles and reporting to funders
Handling completion monies
Registering applications on the Land Registry and Companies House and dealing with subsequent enquiries and requisitions
Preparing invoices and lodging fees and bills to the accounts department
Aside from their legal qualification, candidates should be able to demonstrate a solid understanding of the regulated and unregulated lending sector and the key issue relevant to first and second charges whilst able to ensure good conveyancing principles are still adhered to.
Lightfoots have a strong personal relationship with their corporate clients so first-hand knowledge of the firm’s client base courtesy of past roles held within the industry will be an important added attribute coupled with strong personable skills necessary for dealing via all means of communication with lay clients
Salary £32,500- £37,500 per annum
